A hotel's value is set night by night.

Hospitality rewards execution more than most asset classes: rate, occupancy, and cost control move every day, and a property can be materially better or worse within a single year. We invest with operating partners who have the market knowledge to run the asset, and we hold the partnership to a plan — common areas, guest rooms, and back-of-house operations addressed deliberately, with performance reviewed against the underwriting rather than described after the fact.
