The same five steps apply to every commercial acquisition, whether the work is a systems upgrade or a full repositioning.

    Buildings that are structurally sound but commercially underperforming — usually because of deferred maintenance, poor space configuration, or absent marketing.

    Underwritten to conservative rent and cost assumptions, with the capital plan and the upside both defined before we close.
